A development company with roots going back to the 1980s .
Provincial Land began in the commercial property sector in the 1980s and has spent the decades since building, letting and developing across the UK. In more recent years we've expanded into residential development, delivering new homes and apartments alongside our commercial and industrial work.
We're a principal developer. We buy land, secure planning, build, and see schemes through ourselves — which keeps decisions quick, accountability clear, and dealings straightforward for everyone we work with.

The people behind Provincial Land
Director
Matt Shaw
A quantity surveyor by background, Matt has spent over two decades in construction in the UK and abroad — including time in Australia — across planning, viability, financial appraisal and land assembly. He's involved in every site from first conversation to completion, so you deal with a decision-maker, not a gatekeeper. Outside work he enjoys spending time with his family, golf, padel, running and travelling.
Founder & Consultant
John Shaw
John founded Provincial Land in the 1980s and built it from the ground up, delivering commercial, industrial and residential schemes nationally. He stays involved as a consultant, bringing decades of experience and a long-term view. When he's not on the next scheme, he's travelling — or fine-tuning his golf swing.
